Cedar Grove

A $25 million speculative bulk distribution facility, Cedar Grove has the potential of a 700,000 square foot project. It was recently purchased from Kentucky Trailer, a Louisville based trailer manufacturer, by Lee Wilburn, President of Crossdock Development, Inc. In addition to this, Wilburn has another 22 acres adjoining the land under contract, which he acquired from Cedar Grove's original cultivator, Salt River Development Co. LLC. He formed his own development company to oversee the construction of the spec facility, which he hopes to commence in four to six weeks, with the help of Kovert Hawkins Architects Inc. of Jeffersonville, who is handling the design of the facility. The veteran real estate professional plans to offer the position of the general contractor to the lowest bidder. He expects the project to take five months to be completed. Both the land acquisition and the construction costs are included in the price, and though no formal advertising has been made, Wilburn has spoken with businesses in different states and already has a couple of seriously interested companies. He intends to lease Cedar Grove to a single tenant, with a rental rate per square foot at less than $3. The facility will be completed with 175 dock doors, trailer parking for 200, energy efficient insulation and other amenities.
